We accompany a large proportion of our viewings and the reason for this is we find prospective buyers feel more at ease and can ask all the questions they need. From our experience they tend to feel more like the house could be theirs if the current owners are not there. We are happy to show people around your home and will know when to leave them alone to look around and chat by themselves.

You never get a second chance to make a first impression so that initial kerb appeal is very important.  Believe it or not this can often make or break your sale.  Stand across the road and have a good look at your property and imagine you are going to buy it.  Does what you see entice you to actually want to book an appointment to view it?   Neat mowed lawns, weed free drives and flower beds, trimmed shrubs, nicely painted fence panels, a colourful hanging basket or plant pots and definitely no litter!  Windows cleaned and paintwork touched up where needed.  This does not cost much but gives the right impression to encourage someone to want to view.   If you are not a gardener, we can help.

Fussy wall paper, marked walls, net curtains, worn or marked carpets, old units and clutter are all a big turn off to potential buyers. Investing a little bit of money could mean a difference of thousands on your sale, or indeed making the sale at all. We offer a free house doctor service and are happy to advise you. For example a dated kitchen is easily turned around by painting the units and the addition of some new door handles. If you are not into DIY we have our own workmen who can do it for you.

Less – is more!  Clean lines give a calm, relaxed feeling.  This is a perfect time to get rid of stuff you never use and have a good old de-clutter.  Store anything you do not want to throw away in boxes and store out of sight, such as ornaments, photographs and your treasured collections. You could also store some pieces of furniture with family or friends while you house is for sale, remember to make every room feel spacious and have a clear identity. Remember you are putting the house on display and your potential buyers want to imagine their own things there so minimalist is good.



It is so important that when your potential buyer walks through your door it has a lovely clean smell, it gives the impression the house is well looked after and cared for.   Remember pet and smoking smells can be big turn offs so be aware of this. Get your place sparkling and if cleaning is not your thing we have cleaners who can carry out a deep clean so it is easier for you to keep on top of the care of your home during the selling or renting process.
